Back to a “normal” market??

Inventory is building and price growth appears to be weakening. Part of this is seasonal and part of it appears to be related to a transitional market period. Investor activity has fallen materially from last year and early 2014 so the market is once again dominated by traditional end-users. The inventory buildup is somewhat expected as sales rates typically decline in the late fall while listing activity is generally more stable. An increase in inventory means options for buyers so from that perspective there is improvement. Months-of-supply, or the time it would take to absorb the current inventory at the recent pace of sales, is a rather undramatic 3.4 months but growing. We have moved from extremely low supply to moderate supply.
Recently, Downtown Summerlin, Howard Hughes Corporation’s 1.6 million square-foot shopping and entertainment project opened and if the traffic was any measure, this did not go unnoticed by area residents. After seeing the project stalled with framing in the air for several years, this compilation was a nice signal that capital and retailers once again view Las Vegas as good bet.
